What is the difference between "Occupancy" and "Vacancy"?

Occupancy (Auto-On): Lights turn on automatically when you enter. Vacancy (Manual-On): You press the button to turn lights on, but they turn off automatically when you leave (great for bedrooms).

Can these sensors control my bathroom fan?

Yes. The Maestro 5A (MS-OPS5M) is rated for up to 3 Amps of fan load, making it the standard choice for automating bathroom ventilation.

How sensitive are they?

Lutron's XCT technology is extremely sensitive to fine motion (like typing or reading). You can also adjust the sensitivity and timeout (1, 5, 15, or 30 mins) directly on the device.
